About the Site

1000 W. Fulton was a 10-story, 380,000-square-foot Fulton Cold Storage warehouse. Squarely placed in the West Loop’s Fulton Market District, the space had serious potential. Spaceco helped transform it into 1K Fulton: a LEED-certified creative loft office and retail development.

At the project’s conclusion, this 100-year-old cold storage building received LEED Gold Certification. It also won the Redevelopment of the Year Award from Chicago Commercial Real Estate in 2015.

The recognition is just part of the joy this structure has brought — today, it’s one of the most accessible, desirable office locations in Chicago’s Central Business District.

Our Contributions

We were able to reuse the building’s existing concrete shell in its entirety. It has been reclad with a new masonry façade, complete with insulation and concrete interior walls.

Spaceco provided engineering, stormwater management, and construction management services.
